Estimate Your Property Costs
This calculator uses illustrative example figures, not current official rates. We have not yet loaded verified SARS transfer duty brackets, deeds office tariffs or our confirmed fee basis into this tool. The result below is a rough planning example only — it is not a quotation, tax opinion, or confirmation that transfer duty applies. Please request a matter-specific written estimate before relying on any figure.

What Each Cost Means
Understanding the Line Items
Transfer duty may apply to a property acquisition subject to current law, transaction value and VAT treatment. Conveyancing fees are our professional charge for the legal work involved, distinct from statutory charges. Deeds registration charges are official registration-related fees. Bond registration costs are separate attorney and registration charges connected to a new mortgage bond. Rates, levies and clearance amounts are usually transaction-specific and excluded from this estimate.
Excluded Costs
Costs This Estimate May Not Include
- Existing bond cancellation and settlement.
- Rates and levy advance amounts or apportionments.
- Compliance certificates (electrical, gas, water and similar).
- Estate-agent commission and moving or occupation costs.
- Tax or accounting advice, and entity or trust documentation.
- Deceased-estate or commercial-property complexity.
Responsibility for these items depends on your specific sale agreement and circumstances. See bond cancellation for existing bond queries.
Assumptions
Assumptions Behind This Estimate
This estimate assumes a standard arm's-length South African property purchase, with no VAT-vendor transaction or transfer-duty exemption, no unusual title, entity, estate, sectional or development complexity, and no lender-specific concession. Professional fees and disbursements may differ by mandate and firm quote. Because it uses illustrative example figures rather than verified current rate tables, it should not be relied on for budgeting or legal purposes.

FAQ
Transfer Cost Calculator Questions
Is this calculator an official quote?
No. It is an illustrative example only and does not reflect verified current rates or our actual fee basis.
Which rates does it use?
Rounded example brackets and fee assumptions built for illustration, clearly labelled wherever a result appears.
Does the estimate include transfer duty?
Yes, for a standard transaction, using illustrative example brackets rather than the current official SARS table.
Does it include bond registration costs?
Only if you enter a bond amount, and again using illustrative example figures.
Does it include rates and levy clearance amounts?
No. These are transaction-specific and excluded from this estimate.
Why is my transaction flagged for professional confirmation?
Deceased estate, divorce, commercial or VAT-related transactions involve treatment this simple tool cannot reliably estimate.
Are professional fees fixed by law?
No. Our fee is a matter-specific professional charge, distinct from statutory transfer duty and deeds charges.
Why might the final amount differ from this estimate?
Because this tool uses illustrative figures, not current rates, and does not know your transaction's specific facts.
Does the calculator store my values?
No. Calculations run in your browser only and nothing is transmitted or saved by us.
Who can confirm the final costs?
Request a written estimate from our conveyancing team for your specific property and transaction.
